Why the licence matters
BC Housing licenses residential builders under the Homeowner Protection Act. Only builders in good standing can call themselves Licensed Residential Builders and carry on business as residential builders in the province, and every new home they build must carry third-party home warranty insurance, known as the 2-5-10 warranty.
How to check, step by step
- Open BC Housing’s public registry of Licensed Residential Builders.
- Search by licence number, company name or the name of the person responsible, with the licence type set to “Any”.
- Click the company name to open its details.
What the result tells you
- Status. “In good standing” is what you want. The registry also lists builders who are not in good standing.
- Licence type. Only builders licensed as general contractors can build houses and other homes covered by Part 9 of the BC Building Code. A builder licensed only as a developer has to hire a licensed general contractor to do the building.
- Expiry date. Licences are renewed each year, so check the date is still ahead.
- Person responsible. The registry names the person responsible for the company, which is worth matching to who you’re dealing with.
