Building in Richmond
Much of Richmond sits on a flood plain, and the City’s Flood Plain Designation and Protection Bylaw sets a minimum height for habitable floors in new homes, known as the flood construction level. The level for a particular property comes from the City, so we check it before design starts.
Building permits are issued by the City of Richmond under the BC Building Code, and BC’s small-scale multi-unit housing rules apply to its single-family lots too.

Does Richmond’s flood plain affect a new home?
Yes. The City sets a minimum floor height for habitable rooms in new homes, and it varies by property, so it’s checked before design.
Do you build in Richmond?
Yes. Richmond is one of the cities we work in, along with Vancouver, Surrey, Burnaby, Coquitlam and the rest of the Lower Mainland.
Can you renovate or add onto an older Richmond home?
Yes. Renovations and additions are two of our seven services.
