Two years: materials and labour
Defects in materials and labour. For detached homes, most of this cover lasts 12 months. The full 24 months applies to the major systems (electrical, plumbing, heating, ventilation and air conditioning), exterior cladding, windows, doors, and defects that make the home unfit to live in.
Five years: the building envelope
Defects in the building envelope, including unintended water getting in that could cause damage.
Ten years: the structure
Defects in the load-bearing parts or the overall structure of the home.
How much it covers
For a detached home, up to the lesser of the first owner’s purchase price or $200,000.
Who has to provide it
The Homeowner Protection Act requires home warranty insurance on all new homes built by a Licensed Residential Builder. Owner-built homes and a few other categories are exempt. You can check a builder’s licence on BC Housing’s public registry.
